HIGH NETT INSURANCE WORKS

THE PROJECT

Davies Repair Group were instructed by the client to deliver a resolution to a water damage issue at their property.

 

They had not long moved into their new home when they noticed moisture on the hallway skirting boards. Further investigation revealed that their underfloor wet heating system had leaked water underneath the flooring of the entire ground floor.

 

Once the issue had been identified and the existing flooring pulled up, the drying process was carried out by a specialist contractor. The insurance claim project was put out to tender by Davies Group and we won the bid to replace the flooring and associated works and carry out the remedial works necessary to restore the property to its pre-loss condition.

THE CHALLENGE

The property had a large footprint so the flooring replacement works were extensive. The client had to vacate the property to live in a caravan on the grounds whilst still sleeping on the first floor of the property, so time was of the essence in order to get the clients back into their home.  

 

With numerous trades and specialists involved in the renovation we were asked to take a Principle Contractor role. This involved creating a Construction Phase Plan and monitoring Health & Safety throughout the project.

 

The client stipulated contractors they wanted to deliver some of the specialist elements of the project, such as a flooring specialist and kitchen fitter.  We were responsible for managing all of the subcontractors and monitoring quality and value to ensure a project that was delivered in a timely and cost-effective manner.

THE SOLUTION

Once the drying process was complete we laid dry proof membrane and insulation throughout the ground floor. A specialist underfloor heating contractor was then employed to lay new pipework for the replacement heating system.

 

It was all hands-on-deck for the first stage of the project, to be ready for the floor to be screeded by a specialist contractor on a particular date.

 

For the screed to be dry enough to lay the new floor could take up to two months so we utilised the time by bringing in our decorating team to repaint the walls and ceilings throughout the ground floor. We also erected a scaffold tower to enable us to redecorate  the stairs and landing.

 

Once the screed was dry a specialist flooring contractor was bought in to lay new porcelain tiles to the majority of the ground floor. As rooms were completed we worked around the flooring contractor to fit new skirting boards and architraves. 

 

The renovation also involved replacing an oak frame glass partition. We recreated the framework and retrofitted it on top of the new flooring.

THE SOLUTION

THE RESULT

The client was able to move back into their home after seven months. This was ahead of target due to careful time utilisation and the collaborative working of us and the other subcontractors.

 

Davies Repair Group were able to deliver the claim within budget due to value enhancements we worked to provide throughout the project.

 

The renovation was carried out to such a high standard that no snagging was required and the client was delighted with the finish of their home.
